An Indicative Market Appraisal is a system to allow Doctors to determine the value of a practice based on a limited data set in a short time frame. You provide the data, we process the information and provide a one-page report of the indicative market value and commentary within the a few days.

Is the Indicative Market Appraisal "stacking-up" as expected?
For purchasers
 
 
If the Indicative Market Appraisal is as you expected, then you may look into arranging further analysis/investigation to analyse the reliability of the information for example detailed profit and loss accounts, an asset listing and values, a copy of the lease.

You might request a Form 19 (in Victoria) from the vendor,
You may require a copy of the sale and purchase contract
You might require assistance with negations with the vendor
 
 
For Vendors
If the Indicative Valuation is as you expected, then you may look into arranging further analysis/investigation to analyse the reliability of the inputs as well as a comprehensive analysis of value.

Is an Indicative Valuation providing sufficient analysis?
As a buyer/seller, the Indicative Valuation will provide a great starting point for identifying the likely value of the practice. Further analysis should be sought to ensure sufficient analysis of the business during negotiations such as due diligence
For lending purposes, contact your chosen financial institution to determine whether an Indicative Valuation will be sufficient. If not, they will advise a course of action required. They might require a more comprehensive valuation

A TBW Short Form Value report to allow Doctors, Accountants and Bankers to determine the value of a practice based on a limited data set in a short time frame.The Short Form Value report provides a greater level of detail than the Indicative market appraisal, however without the depth of data required for a full valuation.This form of report is not suitable for any situations were TBW are required to provide an experts report to courts for example partnership breakup, divorces. It is likely to be suitable for bankers and advisers.You enter the data, we examine the information and provide commentary, then produce a report of the business value within a few days of receiving all requested information.

A TBW Short Form Value provides a valuation based on a limited information set in the instance where a report is required in a short timeframe
 
     
  What You Need  
 
 
 
To conduct a TBW Short Form Value, we will require the following information:
 
 
Qualitative Information
   A completed practice/ sale questionnaire,
   Business Commentary
Quantitative Information
   Three Full Year's Profit & Loss Statement
   Form 19 ( in Victoria)
   Copy of the lease
   If appropriate the purchase and sale agreement

A Market Appraisal of Value Report will provide you with:

   Narrative about the business;

   Operating hours and staff roster;

   Key lease data;

   Summary of financial information provided;

   List of adjustments applied, (with explanations);

   Ratio analysis of the business;

   Identification of relevant capitalisation rate;

   Commentary from a TBW valuation analyst; and

   The TBW Short Form Value for the business.

  For lending purposes, contact your chosen financial institution to determine whether a TBW Short Form Value will be sufficient for lending purposes. In most cases it will be. If not, they will advise a course of action required.
 
  A more comprehensive valuation will be necessary if an experts report is necessary for example divorce situations, partnership split- ups.
